To help, we’ve answered some of our most frequently asked questions and put them all in one place, so you can quickly find the information you need.
What Are The Terms of The Tenancy Agreement?

All Luxome student tenancies start on 15th July and will end 30th June the following year unless otherwise stated.

Gas, Electricity, TV License, WiFi and Water are included in the rental price. Students do not have to pay council tax, we will help you prove your exemption to the council.

Weekly rent x 52 / 12 = monthly rent
e.g £135pw x 52 / 12 = £585pcm

If you decide you no longer wish to proceed with the tenancy, the £100pp holding deposit is not refundable so please be sure of your intention and that of the members of your group. Full terms are available on the Terms and Conditions document included in our request for the holding deposit.

Yes if the home is returned in the same condition it was given and there are no outstanding payments, the deposit will be returned to you in full at the end of your tenancy. You’ll get an inventory at move in that provides a comprehensive account of the condition of the home.

Rent is due on the 1st of each month, with half of one month’s rent due before the start date on the 15th July.
Guarantor FAQs

A guarantor is someone who agrees to cover the tenant’s costs if the tenant cannot pay for any reason. Usually it’s a family member or family friend.

We ask that your guarantor earns at least 2.5x the monthly rent or has significant savings.
Each tenant will require a guarantor or use a guarantor service such as Housing Hand. Every guarantor must complete the referencing process to ensure affordability and peace of mind to all parties.

Our tenancy agreements are joint and several. The expression “joint and several” means that jointly the tenants are responsible for the payment of all rent and all liabilities falling upon the Tenancy or any extension of it.

Luxome have looked after thousands of residents and always try to be understanding with our residents’s financial situation.
We always contact the tenant who has outstanding payments first and aim to arrange a payment plan.
If speaking with the tenant does not resolve the issue we will speak with the resident’s guarantor to discuss payment
If their guarantor refuses to pay, we would begin legal proceedings against that tenant alone. In the history of our 1000+ tenants we have never had to charge the guarantor of another tenant for the costs incurred by an unrelated tenant.
If there arrears at the end of the tenancy there is a robust security deposit of £500 per person from which we can claim cleaning/rent arrears from if absolutely necessary.
Who can live in our Luxome student homes?

To live in one of our student homes you must be a student. A valid student ID is required when applying.

Yes, we welcome students of all ages and backgrounds. Whether you are an undergraduate, postgraduate, or mature student, you are eligible to apply.

Yes, we offer both individual and group lettings. Individual lets are usually considered later in the letting process, once we have properties that haven't been taken by groups.

We highly recommend booking a viewing before starting a tenancy. If you're unable to attend in person, we can also arrange a viewing via video call.

Our viewings start in October for the tenancy to start the following July.
Oct-Dec is the busiest period for us for lettings and viewings.

Yes, our properties are all in great locations close to universities.
We have homes in Salford, Fallowfield, and Whitworth Park, very popular student areas. If you're choosing a property based on proximity to your university, make sure you're looking in the right area. We’re happy to help advise you on the best location. Manchester also has excellent public transport links, making it easy to get around. -
As a student, you will need a guarantor to ensure rent is covered if you're unable to pay.

If you don’t have a guarantor, we offer a guarantor service called Housing Hand, which can act as your guarantor for a fee of £50 per month.

To live in one of our student properties, both you and your guarantor will need to complete a referencing process. This helps us confirm that:
You have the legal right to rent in the UK
You meet the financial requirements to afford the tenancy
We have accurate and verified information to support your application

Here’s what our referencing company typically requires during the referencing process:
Proof of Identity and Right to Rent
Passport or Visa: To confirm your identity and legal right to live and rent in the UK
Right to Rent Share Code (non UK citizens) to verify your immigration status
Proof of Student Status
University Offer Letter or Enrolment Confirmation. To confirm you're a current or incoming student.
Financial Stability and Affordability
Proof of Income: This might include your student loan schedule, scholarship letter, or part time job payslips
Recent Bank Statements: To show you have enough funds to cover rent and living costs

If a member of your group drops out after the contracts have been signed, they will remain liable for the rent until a replacement tenant is found. It is your responsibility to source a new tenant, after which we will issue a new tenancy agreement that must be signed by all tenants and guarantors.

You can move in any time from 15th July onwards. About a month before your move in date, we'll send you access to our online booking system where you can choose your preferred time slot.

To collect your keys, we’ll meet you at the property at your allocated time slot. For joint tenancies, only one move in slot is provided. We will hand over all the keys at that time, and it will be your responsibility to distribute them to the other tenants.

A £100 holding deposit is required to reserve your room while we complete the referencing and onboarding process. Please note that this deposit is non refundable if you decide not to proceed with the tenancy. The £100 will be deducted from your first month’s rent.
In addition, a £500 security deposit is required before move in. You will not be able to move into the property until this has been paid in full.

Your deposit is held securely with the Tenancy Deposit Scheme (TDS), where it is protected for the duration of your tenancy.
Viewing and Onboarding Process

Our contracts for group tenancies are joint, meaning all housemates will sign the same tenancy agreement, and your guarantors will also sign the same joint guarantor agreement. You will all be liable for the house, and not your individual rooms. If you are renting one of our single occupancy properties, you will sign an individual tenancy agreement along with your own guarantor.

The tenancy runs from 15th July 2025 to 30th June 2026. These dates will remain the same each year unless they fall on a weekend.

If you wish to leave your tenancy early, you must inform us. We can then discuss finding a replacement tenant, but it is your responsibility to find a suitable replacement for your room. You will remain liable for the rent until a replacement tenant has been found.

Yes, you are entitled to stay in the property until the end date of your tenancy. On move out day, please ensure that all keys are handed in by 12:00 PM.

Yes, all bills are included in the price of each of our houses.

Rent is paid via bank transfer, and all payment details can be found on our online management system, COHO. You’ll receive access to the platform when we begin your onboarding process. Rent is due on the 1st of each month.

Students are exempt from Council Tax, but you must prove it!
We’ll help you, just look out for a message from us asking for:
• Your student certificate
• Course title
• Start and end datesIf the council can’t match your details, they might send you a letter. If that happens, just call them using the number on the letter to check what they need.

If you miss a payment, please let us know via the COHO messenger. We can then discuss with finance how to handle the outstanding amount.

You will need to bring your own bedroom essentials, including a duvet and duvet cover, pillows and pillowcases, bed sheets, clothes hangers, a laundry basket, and any personal items.
For the kitchen, please bring kitchen essentials such as pots and pans, cutlery (knives, forks, spoons), plates, bowls, mugs, glasses, cups, cooking utensils etc. -

You're welcome to bring your own furniture, but please note that we do not remove any existing furniture from your room. Make sure there is enough space before bringing additional items.

No, subletting your room is not permitted.

Unfortunately, we cannot allow pets to live in any of our properties. However, if you'd like your pet to visit during the day and you have your flatmates approval, that's absolutely fine, as long as your pet is well behaved and doesn't stay overnight.

Our houses have roadside parking, but some may require a permit from the local council. Please check this before moving in by searching your property address on the official gov.uk website.

Just a quick reminder: your room needs to be returned in the same condition as when you moved in. So please avoid drilling holes in the walls , use Command Strips and a bit of common sense when styling your space.

You can check your bin collection schedule on the council website by entering your address. This information is also available via the QR code in your Welcome Guide.

We provide bins for every household.
If your bin is stolen or damaged, you can order a replacement through the council website. -
There is no smoking indoors allowed.

Yes, you’re welcome to have guests stay over. Make sure your flatmates are aware of any guests and are happy to accommodate them.

Yes, please expect inspections during your stay. You will be notified in advance.

Yes, you are responsible for cleaning the property and shared areas.

No, you do not need to purchase a TV licence. All bills are included in your rent, and we provide the TV licence for the house as part of the total price.

If you and a flatmate decide to swap rooms, that’s absolutely fine as long as you’re both happy with the change. Just make sure to let us know which rooms you’ve moved into so we can update your COHO details right away.

To report any issues or maintenance problems, please use our online management app, COHO. The app provides clear instructions on how to report anything.
We like to keep all reports in one place, so please use COHO rather than texting or ringing, unless it’s urgent.

If you’ve lost your keys or are locked out of your home, please call us on 0161 877 0147.
If you’re calling outside office hours, your call will be redirected to our out of hours service.
Call Out Charges:
9:00 AM – 4:30 PM: £30
4:30 PM – 12:00 AM: £60
12:00 AM – 9:00 AM: £120
If you have physically lost your keys, there is an additional charge of £15 per replacement key.
