Yes! Being a student and living on student loans is challenging enough, so we include your bills with the rent, making it much easier to keep track of your monthly outgoings without splitting five different bills between your housemates.
Your rent includes gas, electricity, water, Wi-Fi, and a TV licence, so you won't need to arrange these separately when you move in. We manage all of your bills for you, so all you need to worry about is paying the rent on time.

Our homes are located across some of Manchester and Salford's most popular student areas, including Rusholme, Whitworth Park, Fallowfield, Withington, and Salford.
There are plenty of options suited to students at the University of Manchester, Manchester Metropolitan University (MMU), and the University of Salford, some of which are a short walk to campus, while others are located right near transport links for an easy commute.
For example, our homes in Fallowfield and Withington are slightly further south but benefit from excellent public transport. To see how far away our homes are located from each campus, click on our room listings, and under ‘key information’ or beneath maps, you’ll be able to find the walking distance.

We offer houses with up to 10 bedrooms in Manchester and Salford, making them perfect for house-sharing with friends or other students at your university.
There are homes for smaller groups as well as much larger houses, with bedrooms, shared living areas, kitchens, and bathroom arrangements varying between properties. Some properties also include en-suite bedrooms if you prefer more personal space.
But don’t worry; you don’t need to get a group of 10 people together to enquire about one of our properties. Individual room tenancies are also available in selected student houses, and offers typically pop up later in the letting process if a property hasn't already been taken by a group.

We recommend looking for student accommodation once you’ve confirmed that you’re attending university for the next term/year.
October to January is generally the best time to start looking for second- or third-year students to secure a place in time. For new students, there’s no need to panic and sign for a house during your first few weeks of university for the next year.
Give yourself time to work out where you want to live first and who with, and get an idea of your budget so you don’t choose somewhere you can’t afford in the long run.
Just know that our viewings for the following July begin in October, with October to December being the busiest period for student lettings and viewings.

All of our properties come fully furnished, so you don’t need to worry about buying and sourcing furniture for yourself.
Each bedroom includes a bed, mattress and mattress protector, bedside table, chest of drawers, wardrobe, desk and chair, mirror, and a smart TV.
The kitchens are also equipped with a fridge-freezer, oven and hob, microwave, kettle, toaster, and dishwasher. Washing machines and tumble dryers are also provided, so there are no weekly trips to the laundrette to worry about.
The exact number of bathrooms and en-suites will depend on the type of property you choose.

If everyone living in the property qualifies as a full-time student, then you won’t need to pay council tax.
However, private lettings are different from university-owned student halls, so you’ll need to apply for council tax exemption yourself once you move into one of our properties.
We’ll help you with the application process and file it on your behalf; all we need from you is your student certificate, course title, course start and end date, and course ID, which you can get from the university admin office.

We make sure all our student properties are equipped with Ring doorbell cameras so our tenants feel more comfortable and safe at home.
That way, you can monitor activity outside of your student accommodation and have easy access to CCTV in case of an incident. You’ll also be able to see who’s at the door in real time through an app on your phone.
Each room also comes with individual locks for privacy from other residents.

Yes.
To secure a student property with Luxome, students will usually need either a UK-based guarantor or to be a homeowner in the UK. If neither of these options is available, you can use a third-party guarantor service, and we’ll be happy to recommend trusted providers that many of our students use.

Of course! We recommend going to as many house viewings as possible before settling on a property and signing a contract.
In-person viewings give you and your friends a chance to get a feel for the property and the area it’s in, and ask any questions before committing to your new home.
Viewings usually start in October and book up quickly to December, so get booked in as early as possible.

We only provide shared student houses in Manchester that range from 5-10 bedrooms.
However, you don’t have to apply for a property with a group; you can enquire about an individual room later in the letting season once we’ve calculated how many spare bedrooms are available.

We’re not a traditional student letting agency. Our properties are owned and managed by our own in-house team, which also handles the purchase, renovation, management, and letting of the homes.
That way, you don’t have a letting agent sitting between you and your landlord. We want all of our students to feel comfortable in every property, which is why we provide all modern furniture and amenities.
We also have an emergency phone number that you can call out of hours if you run into any issues with the property, and we’ll deal with it as soon as possible with the help of our COHO property management system.
Since we aim to offer above-and-beyond service for all of our tenants, we’ve been acknowledged for our achievements, including receiving Property Reporter Landlord of the Year awards in 2023 and 2024, and an HMO Awards 2024 award for Best Manager of Student HMOs.
