How To Secure a Student Home

Please read this entire page carefully and ensure your guarantor is chosen correctly.

After The Viewing

Send us an email with the name, email address and phone number of everyone in your group, please email these details to hello@luxome.co.uk and state which property you are interested in.

After receiving everyone’s info, we will send everyone in your group an email to secure the home and outline the process.

First you’ll pay a holding deposit to secure the home, you’ll then complete our application form and we’ll start referencing checks, after the checks are complete we’ll send the contract and guarantor agreements to be signed.

The holding deposit is equivalent to £100 per person, we’ll request this from the lead tenant. For example, if you wish to secure a six bedroom home, your group will be asked to pay £600 on behalf of the group.

Read Before Proceeding

Each person requires a guarantor, your guarantor will be required to earn at least 2.5x the monthly rent or have significant savings, so if for example if your mother works full time and your father is currently unemployed, we’d recommend using your mother as a guarantor. If you do not have a suitable guarantor, please give us a call on 01618770147 asap and we can recommend an alternate arrangement.

The referencing firm we use is called Advanced Rent Tenant Referencing. They will contact both you and your guarantor, the process is relatively lengthy and in depth, e.g. the referencing firm will contact your guarantor’s employer to verify their income.

Please ensure both you and your guarantor are willing to proceed with the process.

What Do I Need To Pay Throughout The Year?

Today: £100 per person to secure the home, this will be deducted from your first month's rent, note that this payment is not refundable if you decide to not proceed with the home.

On completion of referencing: £500 security deposit per person, this is refundable at the end of the tenancy if the home is returned in the same condition as it was provided to you.
15th July 2025 half of one month’s rent (for July 15th to July 30th)
1st August: monthly rent
The monthly rent will be due on 1st each month thereafter until your final payment on 1st June 2025.

When Does The Tenancy Start?

All our group tenancies are for 11.5 months start on 15th July 2025 and end on 30th June 2026.
Consider the payments you need to make throughout the year, we must receive the £500 per person security deposit and first months half rent by 15th July to hand over the keys.

Which Bills Are Included?

Which bills are included in the price? Gas, Electricity, Water and Broadband are all included.
Full time students are exempt from council tax, we’ll help you to prove your exemption with the council, it’s the residents’ responsibility to send us the info we request to complete this process.
