  • When Does The Luxome Tenancy Start & End?

    All Luxome student tenancies start on 15th July 2024 and end 30th June 2025 unless otherwise stated.

  • Which Bills Are Included In My Rent Price?

    Gas, Electricity, TV License, WiFi and Water are included in the rental price. Students do not have to pay council tax, note if one or more person in the group is not a student then your group becomes liable for council tax payments.

  • How Do I Convert Weekly Rent to Monthly Rent?

    Weekly rent x 52 / 12 = monthly rent

    e.g £135pw x 52 / 12 = £585pcm

  • Is The Holding Deposit Refundable?

    If you decide you no longer wish to proceed with the tenancy, the £100pp holding deposit is not refundable so please be sure of your intention and that of the members of your group. Full terms are available on the holding deposit form we attach to the “Securing The Home” email.

  • Is The £500pp Security Deposit Refundable?

    Yes if the home is returned in the same condition it was given and there are no outstanding payments, the deposit will be returned to you in full at the end of your tenancy. You’ll get an inventory at move in that provides a comprehensive account of the condition of the home.

  • When Is Rent Paid?

    Rent is due on the 1st of each month, with half of one month’s rent due before move-ins on the 15th July 2024

FAQs - Guarantors

  • What Is A Guarantor?

    A guarantor is someone who agrees to cover the tenant’s costs if the tenant cannot pay for any reason. Usually it’s a family member or family friend.

  • Who Should Be My Guarantor?

    We ask that your guarantor earns at least 2.5x the monthly rent or has significant savings.

    Each tenant will require a guarantor or must commit to pay the full 11.5 months rent in advance. Every guarantor must complete the referencing process to ensure affordability and peace of mind to all parties.

  • Is The Tenancy Agreement a Joint Tenancy?

    Our tenancy agreements are joint and several. The expression “joint and several” means that jointly the tenants are responsible for the payment of all rent and all liabilities falling upon the Tenancy or any extension of it.

  • What Is Your Process For Chasing Unpaid Rent/Costs?

    Luxome have looked after thousands of residents and always try to be understanding with our residents’s financial situation.

    1. We always contact the tenant who has outstanding payments first and aim to arrange a payment plan.

    2. If speaking with the tenant does not resolve the issue we will speak with the resident’s guarantor to discuss payment

    3. If their guarantor refuses to pay, we would begin legal proceedings against that tenant alone. In the history of our 1000+ tenants we have never had to charge the guarantor of another tenant for the costs incurred by an unrelated tenant.

    4. If there arrears at the end of the tenancy there is a robust security deposit of £500 per person from which we can claim cleaning/rent arrears from if absolutely necessary.
